Southeast Multifamily Portfolio
The challenge
Walker & Dunlop's Small Balance Group fielded an opportunity to work with a repeat borrower on a $36mm refinance of an eight property multifamily portfolio across three states and four markets in the Southeast. There were several very competitive bank and life company quotes and a tight timeframe to close the loan before year end.
The solution
Amy Blackman and Bruce Daubner from the Apprise team ran a number of scenarios to anticipate the borrower’s needs and present the most competitive loan terms to best meet their business plan. They leveraged our industry-leading expense data and technology to facilitate the production of all appraisals in less than six weeks between Thanksgiving and Christmas.
By engaging all the internal and external teams early in the process, we were able to deliver the portfolio in what is typically one of the busiest and most hectic times of the year for valuation professionals. This enabled the team to issue loan commitments and rate lock at an opportune time, lowering the interest rate by 93 basis points and increasing proceeds by more than $1mm over the original loan application.
