Bridge Debt
Short-term financing with terms typically up to three years, the proceeds of which are used to renovate, reposition, or lease-up a property toward a stabilized cash flow.
Permanent Debt
Financing placed on properties with stabilized cash flows. Terms vary, though typically three years or longer.
Mezzanine Debt
Financing where the lender’s position is subordinate to the senior debt but with a priority over any preferred equity or common equity.
Preferred Equity
Capital provided to increase proceeds beyond the senior and/or mezzanine debt. May have debt-like or equity-like provisions.
Common/Joint Venture Equity
Capital provided in partnership with the Sponsor. Subject to preferred return hurdles of the equity provider and profit participation.
